A&G Sees Strong Interest for Store Leases in Some Markets in Texas, Arizona and Florida

A&G Real Estate Partners is auctioning off more than 250 leases across the country as part of Tuesday Morning's first round of planned store closures through the retailer's bankruptcy case.
The chain is shedding more than half its U.S. stores in 38 states that are unprofitable through bankruptcy court in its second Chapter 11 bankruptcy filing in three years.
The leases being auctioned by A&G range from 6,000 square feet to 28,000 square feet, with both strip center and freestanding sites. Many of the leases being auctioned have five years or more remaining in the term with renewal options.
With limited new retail construction in the U.S., Mike Matlat, a senior managing director at A&G, said this is a great opportunity for retailers and non-retailers to find secondary space in some big markets. A&G has already begun seeing interest for some of the leases in "good quality locations" in several markets, such as Dallas-Fort Worth, Houston, Phoenix and Tampa, Matlat said.
"It's been a while since we've seen a list like this over 250 locations come available at once," Matlat said, adding it heralds back to the early days in the pandemic when Stein Mart, Payless Shoes and Toys R Us were ridding themselves of excess real estate. "Some of these stores have below-market rents and options. What doesn't work for Tuesday Morning might work well for another tenant."
The sale process for the hundreds of leases must be completed by the end of March. Additional deadlines are still being formed, Matlat said.
"These stores are in excellent high-occupancy centers with good co-tenants and we expect a lot of good activity," Matlat said.
A&G is also negotiating terms with landlords for leases not already on the retailer’s planned closure list. Matlat said he couldn’t comment on Tuesday Morning's going-forward store list and A&G is focused on the leases set for closure that must be sold by month’s end.
This is the second time in recent years that New York-based A&G has been retained to help Tuesday Morning dispose of excess stores. A&G worked with the discount retailer to restructure the chain's 490 going-forward leases as part of its 2020 bankruptcy case.
Closing unprofitable and underperforming stores, along with other measures to improve operations, is expected to allow Tuesday Morning to emerge from Chapter 11 with a profitable store fleet, A&G said in a statement.
Tuesday Morning's bankruptcy case has gotten off to a rocky start, with a new lender already being granted by the Texas judge overseeing the case. Even though the case has been "chaotic and highly litigious," the judge told those in the court he's hoping this new lender will bring much-needed stability to the restructuring process. In restructuring its store fleet, Tuesday Morning executives have told the court it wants to focus on its core markets and optimize its store footprint.
Tuesday Morning is rejecting leases and liquidating inventory at 264 retail locations in 38 states. Here's the full list:
